Preventative Maintenance Management for residential and commercial buildings and property

Many property owners do not realize the importance of maintaining their homes, apartments, or commercial property. Too often it is left to a trades person who may be called in to repair a particular building element which has failed, to identify the fault and remedy it as they may see fit at the time.  

Providing the defect goes away (often temporarily), no one usually checks to see whether the remedy was appropriate or well executed. 

Over a period of time reactive maintenance can result in a compounding series of inappropriate repairs. Failing to identify the fundamental source of the problem often leads to a larger problem and consequentially more costly repair and/or replacement.

Long term building maintenance programmes

A long term preventative maintenance programme can identify existing items requiring immediate repair, along with those that can be foreseen to occur over the next ten years and repairs staged accordingly (Commonly known as Life cycle assessment, cost and programming).  

The programme will identify the issue, estimate its cost and state when the work should be carried out to that particular item. This enables cost planning to be effected and a sinking fund established, to finance the work as necessary.  

Removal of hidden surprises and planned management of the work, together with QA supervision to ensure service delivery is in accord with good trade practice, can enhance the performance, appearance and value of the property.  

We will carry out maintenance surveys of your propery and develop programmes to cove the following area:
  • Roof areas and cladding;              
  • Exterior envelope and interior;              
  • Plumbing, drainage and mechanical and plant services;              
  • Electrical services, including thermographic surveys of the switchboard;              
  • Fire protection services;              
  • Security and alarms;              
  • Site works, car parking and paved areas;              
  • Hazardous substances;              
  • Window and door joinery;              
  • Boundary fencing and outbuildings.
