Technical Due Diligence

Technical Due Diligence involves the surveying of industrial, commercial and institutional property in order to ascertain its existing condition. The service covers the following:
  • Researching Territorial Authority property file and records;
  • All relevant documents, plans and files on the property held by the owner;
  • Surveying and assessing the condition of:
  1. Exterior fabric
  2. Electrical, mechanical and fire service
  3. Internal condition
  4. Structure
  5. Building compliance (Bulding Warrant Of Fitness)
  6. Lifts
  7. Security systems
  8. Plumbing and drainage services
  9. Previous maintenance works carried out
  • Identifying hazards;
  • Reviewing Health and Safety issues;
  • Reviewing disability facilities;
  • Reviewing suitability of service contracts;
  • Identifying inherent defects;
  • Identifying products and associated workmanship still under warranty;
  • Undertaking energy efficiency review and analysis;
  • Analysing current Operating Expenditure Schedule (OPEX);
  • Identifying resource management issues and any limitations or change of use issues of the property/site;
  • Providing a draft Preventative Maintenance Programme with priorities and estimate of costs;
  • Highlighting the presence of inherent defects and uneconomic practice;
  • Reviewing Agreement to Lease.
